Listing Directions

IMPORTANT MLS RULES:

  • Not following ANY of the following rules can result in an automatic $250 FINE by the MLS, without warning or chance to correct before the fine is assessed.
  • Each listing is required to have at least one photo.
  • No Signs in photos (including “For Sale” signs) – No broker, agent or builder signs or other promotional material may be displayed in photographs uploaded to a listing. This includes “For Sale” signs.
  • Photos can’t have any text in them.
  • Most MLSs require that the first photo be the outside “street shot” of the exterior.
  • Sequence of photos-rename photo file names to make the first digit a numeral-1front,jpg, 2fireplace.jpg, etc. in the order you wish for them to appear. Remember that email servers will rearrange the order of the files you attach, so attaching them to the email in the order you want does not work.
  • We strongly recommend Landscape orientation to the photos, as that is what the MLS and websites are designed to present. Portrait orientation photos can be uploaded but generally don’t present as well.
  • Recommended picture size 100-1200KB
  • We do not recommend resizing the images, the MLS can work well with most images. 3:2 dimension ratio, which is typical for almost all cameras.
  • We do not recommend sending the photos directly from an IPhone, as it will often only send the thumbnail.
  • Valid picture file types: .jpg, .jpeg.

Please CLICK HERE to agree with the above rules and confirm that you have taken or legally own all of the pictures that you are submitting. MLS rules prohibit the use of photos copied from anyone else, including other MLS listings of seller’s own home, mapping websites, satellite photos, etc.
