MLS rules require a property to be available to show promptly once listed.Activating a listing and then telling interested parties “no showings until a certain date” will often incur a fine and/or suspension of the listing. In some areas, an optional coming soon status may be available-contact us a minimum of 3 business days in advance if you are interested in such an option.
The MLS requires sellers to provide driving directions text, such as “Main St to Maple Ave, South to Elm Blvd” Please email 300 characters, including spaces and punctuation. Please do not fax or scan.
Please email (do not fax or scan) 4,000 characters or less, including spaces and punctuation. Not words, characters!

Send us the documents-scan and email, fax, snail mail, etc. IMPORTANT: Make sure all the paperwork is filled out completely or your MLS Listing may be delayed. For listing input timing, we do not recommend weekend input because the buyer/market response to the new listing is typically muted when input on those days. The typical new listing, agent/buyer recognition and coordination of a mutually available time for showing is delayed and the listing has a longer “dead time” before buyers respond. Saturday or Sunday input can be arranged in advance, with the understanding that we don’t recommend it and most of our sellers who have chosen that option have not found it to be a good decision.
Properties built before 1978: If your buyer is not involved with an agent and your home was built before 1978, please deliver these documents to the buyer:

FHA/VA Mortgage Loan EligibilityFHA and VA financing is popular, especially at lower/starter price ranges. Some buyers can only obtain this type of mortgage. If you can accept and FHA/VA loan, it is important that the MLS listing show this fact (many buyers/agents will limit their searches to only show results that will accept FHA/VA financing).
To determine whether or not your property can be purchased property can be purchased by an FHA/VA buyer, see if your listing price is under the FHA/VA limits for your area at https://entp.hud.gov/idapp/html/hicostlook.cfm. If you are selling a single family property, this is all you need to do.

Showing Agent VerificationClick here to check a showing agent’s status on Realtor.com (note this information may be 6-8 weeks behind), so confirm the company if you cannot find the agent. Calling the company to confirm an agent is licensed there is typically effective. Try multiple spellings and or the yellow pages if you are unsure. Once you have tried all these items and are still unsure, feel free to contact us.
