Frequently Asked Questions

Do you have questions about how BuySelf works? We’ve answered the most commonly asked questions to help you understand our buyer agent services, flat-fee MLS listings, and how you can save thousands of dollars on your real estate transaction.

Buyer Services FAQ

Do I have to pay for your buyer services out of my own pocket, or in addition to the home purchase price?

No, you do not have to pay for our buyer services out of pocket. In nearly all cases, the home price already includes a buyer’s agent commission, which covers our services.

Our process is designed to guide you through the search, and handle negotiations, contracts, and closing on your behalf—and get some of that buyer’s agent commission credited back to you.

This allows you to focus on the exciting part—finding your dream home—while we handle the details to ensure a smooth transaction all the way to closing day.

How do flat-fee buyer agent services save me money?

Home listing prices almost always include a built-in 2-3% buyer agent commission that buyer agents will not tell you that those dollars can be credited to you. With BuySelf, you receive that commission back, minus our flat fee, which typically ranges from $999 to $5999. Buyers and their lenders can decide whether they want the credit applied to reduce their down payment, closing costs, or monthly payments. Traditional buyer agents take a percentage-based commission, which can cost buyers thousands. BuySelf offers a flat-fee buyer agent service, meaning BuySelf receives a set fee instead of a percentage, and you keep more of your money while still getting expert support.

Until 2024 with the landmark National Association of Realtors Price Fixing Antitrust Settlement, this kind of savings wasn’t possible. Now, buyers have control and can reduce the commission costs in a transaction to a reasonable amount for only services they actually use, rather than 2-3% like in the past.

Why did the Realtor Commission rules change in August 2024?

In August 2024, real estate commission structures changed to allow for more transparency and flexibility in how buyers choose and pay for agent services. These changes are the result of a landmark, national anti-competitive lawsuit settlement against Realtor Associations and MLSs. These updates empower informed buyers to shop for the best value when selecting an agent, but don’t expect traditional agents to tell you that a buyer can now get some of the buyer agent commission that is built into a home’s price.

Will I save money by going directly to the listing agent?

No. Going directly to the listing agent does not save you money. It simply increases the commission they receive.

Many buyers assume that working with the listing agent will reduce commission costs, but this is rarely the case. The commission is already set when the seller signs the listing agreement, meaning the listing agent expects to receive full payment whether or not you have your own representation.

If a buyer requests a commission reduction, the listing agent may respond in several ways:

  • Delay the conversation by saying they will check with their broker, knowing that renegotiating the commission after a contract is signed is difficult, if not impossible.
  • Offer a minor reduction that does not significantly impact the buyer’s costs.
  • Decline the request outright, pointing to the listing agreement where the commission structure has already been established.
  • Shift responsibility by attributing the decision to their broker, making it appear as though they have no control over the commission.
  • Make vague assurances about adjusting the closing statement, only for the commission to remain unchanged when the paperwork is finalized.

The listing agent’s primary duty is to represent the seller’s interests, not the buyer’s. To ensure you receive expert representation and real savings, BuySelf helps you keep more of your money while providing professional support.

Can I use your service when I may be bidding against other buyers?

Yes! BuySelf’s buyer agent services give you an advantage in competitive situations. Your lower commission structure makes your offer more attractive than other offers at the same price! We provide expert guidance on strengthening your offer while keeping costs low.

Can you adjust your service and fees to my situation?

BuySelf offers a straightforward flat-fee structure designed to save buyers money. If you have a unique situation, contact us to see how we can best assist you.

Can you help me find a home I want to buy?

Yes. Please set up an appointment and we can help you create a home buying plan. You can search for homes independently, contact us when you like a listing, and we provide guidance on how to view the listing, next steps, contracts, negotiations, and closing to ensure a smooth transaction.

Can I get the seller to pay for/reimburse the BuySelf flat-fee commission?

Yes, it is standard that the seller pays for the buyer agent/BuySelf commission as part of the purchase agreement, also known as the purchase and sale agreement. If you would prefer to pay for the commission yourself, we can arrange it, but the buyer paying the commission directly would be highly unusual.

Seller Services FAQ

How are BuySelf home sellers 16% more successful?

BuySelf sellers have a higher success rate because they get full MLS exposure while avoiding high commissions.

A typical flat-fee seller who does not have expert guidance makes six to nine common mistakes without realizing it. These mistakes can delay or even prevent a sale, often without the seller understanding why their home is not selling.

Our proven system helps sellers avoid these pitfalls, reach more buyers, and maximize profits.

How much help will I receive through the home-selling process?

Even though you manage your sale, BuySelf provides expert support, legal documents, and compliance guidance. Our team is available to answer questions, ensuring a smooth process.

What do I need to do to sell my house through your program?
  1. List your home on the MLS for a low, one-time flat fee.
  2. Set your price and manage showings at your convenience.
  3. Negotiate and accept offers with professional guidance when needed.
  4. Close the sale and keep more of your profits.
What is NOT included in a Flat-Fee MLS Listing?

A flat-fee MLS listing provides full MLS exposure, listing syndication, and legal forms, but it differs from a traditional full-service agent. Sellers who choose a flat-fee MLS listing are responsible for certain aspects of the sale that a full-service agent would typically handle.

Understanding Traditional vs. Flat Fee Services

When you choose a flat fee MLS listing, you’re paying only for essential services rather than the full commission package of a traditional agent. Here’s what’s not included:

  • No in-person meetings with a listing agent (though phone and email support are included)
  • No agent-hosted open houses (you’re welcome to host your own)
  • Buyers without agents may ask you to view the property – If a buyer doesn’t have their own agent, you’ll handle property showings yourself (or you can tell them to find an agent to show them, if you’d prefer not to host a showing yourself)
  • No answering property questions on your behalf (buyer inquiries will be directed to you)

We can help you figure out how to do any of the above, of course.

What many sellers don’t realize is that traditional agents don’t provide these additional services that are not included in either service type:

  • Legal representation or tax advice (by law, only attorneys and accountants can provide these)
  • Property management, cleaning, or maintenance during the listing period
  • Insurance or legal protection if a buyer sues you
  • Payment of seller closing costs (these are your responsibility regardless of how you sell)

Available as Optional Add-ons:

  • Professional photography and virtual tours
  • Yard sign installation (most signs can be easily installed by you in 90 seconds without tools)

The Biggest Difference: With a flat fee MLS listing, you won’t pay the large commission at closing that traditional agents charge.

Who Can Use Flat Fee MLS Services? Our flat fee MLS service works well for various situations, including:

  • First-time sellers (we specialize in helping first-time sellers)
  • Out-of-state owners
  • Estate/trust/probate sales
  • Builders and businesses
  • Properties with tenants (optional scheduling service available)
  • Various property types including homes, condos, and more
Why Do Sellers Choose a Flat-Fee MLS Listing?

A flat-fee MLS listing gives sellers the same MLS exposure as traditional agents while avoiding high commission costs. Sellers who are comfortable managing showings and negotiations can save thousands of dollars while still receiving expert support when needed.

How do showings work with your flat-fee MLS service?

Buyers and agents contact you directly to schedule showings. You decide when and how to show your home, keeping full control over the process.

How much will I save with your flat-fee MLS service?

Sellers using BuySelf save 2.5-3% of their sale price, an average of $8,000 compared to traditional real estate commissions. Instead of paying a percentage, you pay a one-time, upfront fee while still getting MLS exposure.

Can I list my property on the MLS for rent, lease, or lease-purchase?

Yes! BuySelf offers MLS listing options for rentals, lease-purchase, and lease-option properties. Your listing will be visible to agents and potential tenants, just like a home-for-sale listing.

Can I change my MLS listing after it’s posted?

Yes, you can update your listing, including price changes and new photos. Some modifications may be subject to MLS rules, so contact us for details.

How soon can my home be on the MLS?

Most BuySelf listings go live on the MLS within one business day after submission. Processing times depend on local MLS rules and how quickly required documents are completed.

Who should not use a flat-fee MLS to sell?

Flat-fee MLS listings work best for homeowners who are comfortable answering basic questions about their home, receiving guidance, and asking questions to us if they encounter anything that confuses them. If you prefer a full-service agent to handle everything, a traditional real estate model may be a better fit.

Am I required to be available to show or be at the property I’m selling?

You decide how to handle showings. Some sellers prefer to meet buyers directly, while most arrange access through lockboxes or private showings.

Will you answer my questions about how to sell my home?

Yes! Our team is available to provide guidance, legal documents, and professional advice, ensuring you have the tools needed for a smooth sale.

Can I keep my phone number private during the home-selling process?

Yes. MLS rules allow sellers to use a third-party contact method such as an email or alternative phone number for privacy-ask us how.

How is house selling different with BuySelf?

Traditional agents charge a percentage-based commission, while BuySelf offers a flat-fee MLS listing that saves you thousands. You stay in control while still receiving professional support.

What is the MLS, and Who Owns It?

The Multiple Listing Service (MLS) is a real estate database that agents use to share property listings with buyers. Unlike Zillow or Trulia, the MLS is not owned by a single company. Regional real estate organizations manage it, and it is only accessible to licensed professionals. Click here for more information about MLSs

What’s the Difference Between MLS and Zillow/Trulia?

Zillow and Trulia display real estate listings, but they pull data from third-party sources, which can be outdated. The MLS is the official, real-time database used by real estate professionals. BuySelf’s flat-fee MLS listing gives sellers full MLS exposure, making it easier for buyers and agents to find homes.
